Renting in Hong Kong: a practical first-timer's guide
Districts, deposits, viewing checks and tenancy terms โ what to know before signing your first Hong Kong lease.
Start with the district, not the flat
Commute time shapes daily life in Hong Kong more than square footage. Decide first whether you want island convenience, Kowloon value or more space in the New Territories, then shortlist buildings near an MTR station on your line.
Budgeting beyond the rent
Landlords typically ask for two months' deposit plus one month in advance. Add government rates, management fees, and agency commission where applicable, and confirm in writing which side pays each item.
Viewing checklist
- Water pressure and drainage in both bathroom and kitchen
- Signs of damp on ceilings and around window frames
- Air-conditioning age and who maintains it
- Mobile signal and natural light at different times of day
Reading the tenancy agreement
Check the break clause, the repair obligations, and whether the landlord will stamp the agreement. A stamped tenancy protects you if a dispute ever reaches the Lands Tribunal.
Next step
Shortlist a few districts, then browse verified listings and licensed agents on findit.hk to arrange viewings in one place.
